Fire risk assessments for blocks of residential flats and HMO properties are a legal requirement under The Regulatory Reform (Fire Safety) Order 2005. We help landlords to comply with fire regulations for all residential buildings.
Blocks of flats must become subject to a suitable and sufficient fire safety risk assessment as specified under The Regulatory Reform (Fire Safety) Order 2005, and the more recent Fire Safety Act 2021. The Fire Risk Assessment for flats will encompass the common areas of the property, and ensure residents are protected from the risk and effects of fire.
Also referred to as an ‘FRA’, the fire risk assessment should be carried out by a competent person for your HMO, to ensure the responsible person for a building is taking the necessary steps to provide a safe building in terms of fire safety. Pyro Fire is here to give you peace of mind by providing reassuring advice and a helpful service, with industry leading turnaround times. If you own, manage or operate a building or business, you will need to comply with fire safety law. The main law is the Regulatory Reform (Fire Safety) Order 2005, more commonly known as the RRO.
The RRO applies to virtually all non-domestic buildings and it is your responsibility to make sure the workplace meets the required standards. Article 9 of the Order states that suitable and sufficient fire risk assessments must be carried out by a competent person.
Yes – you can perform your own fire risk assessment, however, the law states the assessment must be ‘suitable and sufficient’. This means it must be carried out by a competent person – somebody with sufficient training, qualifications and experience. The advantages to using external fire safety consultants are numerous:
Knowledge of the latest fire regulations and legislation
Competent person
Saving time and money
Reduce risk of prosecution if something is missed by doing it yourself
Guaranteed provision of a suitable and sufficient assessment
Responsibility for the provision of a compliant assessment lies with the external consultancy

We undergo an annual audit with BAFE, this means our systems, reports, company and assessors are independently assessed and audited to ensure we meet the requirements of the BAFE life safety fire risk assessment competency scheme.
Third-party accreditation is a fantastic way to ensure you’re using a competent person, without having to undergo the due-diligence checks yourself.
Every fire risk assessment is provided with a property-specific certificate of conformity to demonstrate the appropriate steps have been taken to provide a suitable and sufficient fire risk assessment as required under The Regulatory Reform (Fire Safety) Order 2005.

Once completed, fire risk assessments should become subject to regular review. It is recommended all fire risk assessments are reviewed annually, this has now become best practice within the industry. Although the legislation states ‘regularly’, you should also review the assessment following any significant change – this includes changes to the building layout, staff, occupancy, activities, legislation etc.
The majority of our clients’ properties are assessed once a year.

Our process
Assess
Our assessors and surveyors will inspect your building and gather the data for the report. We will consult with you on the risks, and assist you with understanding your fire safety responsibilities.
Record
We compile a prioritised action plan with recommendations and photographs. The data will be recorded in a way that is easy to understand, before being submitted for quality assurance. This will then be validated and published on the portal.
Manage
Once published, you can actively manage reports and action risks for your properties. You will be able to download and create PDF reports, search and export risks, and view photographs.
We’re on a mission to mitigate risk by pioneering new standards in competence and technology to protect more buildings and people. Maintaining our key accreditations are just one of the ways we do this.
